ARDEN HANLEY                                                                          Arden Hanley is a property investor, business owner, consultant and trainer. Having experience across multiple property investment strategies and related businesses such as lettings management, sourcing and property consultancy. A landlord and business owner for 20 years, trainer, mentor and coach to the property industry for 12 years, member of the Property Educators Accreditation scheme and a CPD trainer, Arden has not only extensive experience in the industry, but also a track record of using that experience to train others to achieve their property goals. Buy To Let & Social Housing  With previous buy-to-let experience in Australia, Arden was immediately drawn to this as a primary strategy. Today, Arden has an extensive buy to let portfolio in the UK that he has built in Northampton, Nottingham and Hull. He has a range of houses for family lets, rented to both working tenants and within the social housing sector, and flats serving the young professional market. Arden says, “I think buy to let is the foundation of any successful property portfolio and this part of my portfolio was what allowed me to first achieve financial freedom. I think every investor needs to learn the fundamentals of buy to let, even if they ultimately choose to focus on other strategies within their portfolio because there are so many simple but important lessons to learn around being a good landlord and managing tenants effectively that you get from understanding this core strategy.”  HMO & Rent To Rent                         HMO was a natural progression from initial Buy to Let purchases to “increase my cash flow and take advantage of market conditions in my target area at that time being Nottingham.” With an extensive HMO portfolio, his preference are a larger number of smaller HMOs i.e. 4-6 tenants rather than a smaller number of large HMOs, although he has experience of both. How can an investor make this strategy work for them? “I believe HMO provides an excellent income stream and if done correctly can be a very stable income stream as well. I think the key to a successful HMO is setting it up correctly from the outset to make it as attractive and user friendly for tenants, and identify potential cost centres or savings before tenants go in and empowering my lettings agents to put together the right tenant mix to create a harmonious environment.”  Distressed Property & Adding Value  Every property that Arden has purchased has been distressed to some degree, as he says “I believe this is the one true route to make money out of property.” He has applied the lessons he has learnt on smaller projects as he has moved on to larger more complex investment properties. It’s also given him the opportunity to work with distressed sellers which he regards as a core skill in a property investor’s arsenal. As Arden says, “With a distressed seller, you are a solution provider trying to create a win/win situation where you can offer a route for the seller to sell the property that removes their financial burden, while at the same time offering an opportunity for you as an investor to make a fair profit.”  Commercial to Residential & Development                         As his confidence has grown, so has Arden’s willingness to commit to more complicated projects and he has successfully adopted commercial to residential conversions as a strategy since 2013 primarily working with either disused retail or office space which is in abundance in the UK. It’s not hard to see the appeal, as Arden says, “I find that there is a huge opportunity for value uplift in this strategy as the closer you get to effectively a shell, the more opportunities you have to make money.’                     Portfolios                    There are a number of options for approaching the acquisition of a portfolio, whether it’s title splitting a block of flats, via a freehold/leasehold strategy, organising a share buyout of a property company, or structuring a staggered sale to maximise buyer and seller value and tax savings. Arden has experience dealing with the simple acquisition of a portfolio to the complex and sometimes challenging world of dealing with portfolios in trouble, direct to owners, via agents, liquidators or administrators.                     Complimentary businesses and deal structuring  Having an interest in a lettings agency, experience running a sourcing business/property consultancy for 7 years and working with multiple business partners has taught Arden the value of building business clusters to support each other and working with business partners and private investors to make business happen. ‘Property deals can come together from your own resources, time and effort, but as your ambitions grow and the opportunities get bigger, it’s important to think about how private finance and joint ventures can create profit for you and your partners. I’d rather have a cut of something than the whole of nothing.’  Mentorship & Training               For Arden, it’s an honour to be invited to mentor to share his knowledge with others which provides enormous, personal satisfaction. Even though he’s not naturally outgoing, Arden admits that “As a self-confessed property geek, if you ask me questions about property, I’m happy to talk for days.” He encourages his mentees to “Soak up as much as you can from people who have done it before and been successful. Soak up the knowledge for sure, but also the motivation and mindset.” He concludes, “I don't think there is any better way to start in property than to work side by side with someone who has been where you are starting from and has proved how to make it work.”  CHRIS CORMACK Chris Cormack is a property investor and business owner with a vast experience working with people to develop their property investments and business growth. Helping people to succeed has been a large part of his business focus over the last 16 years as a mentor, trainer and coach. His understanding of the industry through building his own portfolio across a range of strategies enables him to work with clients around their goals so they achieve whichever outcome they are looking for. Chris is recognised within the property industry and is member of the Property Educators Accreditation scheme and is CPD certified. From a standing start in November 2004 Chris built his property business across various strategies within the property industry. Property had a great appeal for 5 reasons: 1. Being his own boss  2. Recurring monthly income  3. Large lump sums of income 4. Long term capital growth 5. Opportunity to help others benefit from the same reasons 1-4. BUY TO LET & SOCIAL HOUSING  Chris believes "Buy To Lets are the foundation to any successful property portfolio because it's the quickest way to generate income while you learn the initial fundamentals of the business. Demand is high across the country for BTL which other strategies don't necessarily have. Within our portfolio we have a wide mix of tenants including families, couples, singles as well as fixed term guaranteed social housing contracts." Understanding the industry and our responsibilities is paramount and gives us the necessary grounding to progress income across other strategies. A number of his properties have been used as serviced accommodation through a commercial contract. These have resulted in guaranteed income, ensuring a hands off pain free outcome. HMO  Chris continues "For larger income, having HMOs brings considerable changes to your monthly bank account which was our natural progression. A major learning moving into HMOs was all the necessary fire requirements and additional management needs. These of course add costs which are not present with your BTL's. Having this knowledge prior to committing to this strategy is important along with a deep understanding of who will be your tenant market. Generally this is less flexibility so more targeted research initially is imperative to achieve your successful outcome. ADDING VALUE & FLIPS Lump sums of income is an area Chris has targeted when buying properties, modernising them and selling them. A key component to achieve these returns is looking to see where true value can be added, increasing value is paramount here. His view on this is that while it generates substantial income it also gives the opportunity to allow faster growth within his portfolio. Having addition capital to invest gives a wider deal choice and opportunities to structure deals. "Having greater tools while in front of a motivated seller allows you the facility to be more creative especially if you can offer a solution to their current situation." STRUCTURING SOLUTIONS  Over the years he has been able to structure deals which has helped the seller which in turn helped him dramatically reduce initial capital to acquire the property. "The key is to focusing on them, the seller and come to a win, win scenario." Achieving this has added numerous properties to the portfolio.  With a deal seeing what is really there gives Chris an edge. Where most people see a single outcome in a deal Chris likes to look for multiple outcomes across strategies. As his experience has developed the confidence has taken him into larger projects which can deliver multiple opportunities. Understanding the finance and tax implication can give additional advantages. Having bought a portfolio with land created multiple flip opportunities which resulted in the land cost him nothing, free land. Having free land gave him further choices around planning. Sell with planning or build out and sell with a decision based on whichever gives the greater return for time/money invested. MENTORSHIP, COACHING AND TRAINING Chris has been mentoring property investors since 2007. He himself had the benefit of a mentor and fully understands how it accelerates your portfolio growth, "money well spent" and that's from a Scotsman....! "It was a privilege to be asked and was something I had wanted to do, so I enthusiastically jumped at the chance." Being able to pass on market experience, as well as working with people to develop the best strategy for them is extremely rewarding. Sometimes it's the smallest thing that creates the biggest impact and it does not matter if you are new or have some experience in property, accessing another person's experience is a springboard to a new set of outcomes, for the better.

Alexandra Porter Alexandra is a visual anthropologist and filmmaker with a degree in Social Sciences and Social Anthropology and a Masters in Visual Anthropology and Documentary Production. She is deeply passionate about equality and has worked with a broad range of charities to help inspire change and improve the quality of life for some of society's most disadvantaged groups. She has also been involved with local grassroots charities such as Lloc De La Dona (an association supporting migrant women involved in sex work), the Las Kelly's (cleaners fighting for better working conditions in the tourism sector) and Volver a Latir (a rehoming association for foster dogs across Spain). Emran Hoque Emran is a multidisciplined creative specialising in visual identities and creative design. He is trained in art, design, branding, and marketing, and has worked with public, private and non-profit organisations to tell their stories through distinctive, meaningful and emotive design. Suzanne Wolfe Suzanne is an experienced social housing professional who has spent 35 years working with social landlords, developers, local authorities, charities, and others to create and deliver real social value. Her expertise covers all aspects of housing, including social investment, resident engagement, development and regeneration, finance, and technical services... A non-profit association of volunteers under the banner of the Basavanagudi Aquatic Centre (BAC) was formed on December 7, 1986 under the leadership of Mr. R. Neelakanta Rao Jagdale. Mr. Jagdale has taken keen interest in the activities of the Centre. In the midst of his busy schedule as an industrialist, he has acquired considerable knowledge in the science of swimming training by obtaining certification from the American Swimming coaches Association (ASCA). The association is registered as a society under the Karnataka state societies ACT 1960. The name of the association has been subsequently changed to Basavangudi Aquatic Centre. BAC - 25 Years and Beyond Since December 1986, 25 consecutive state team championship awards. 2451 medals to the Karnataka state at the National-level Swimming Competitions. 285 National records at the National-level Swimming Competitions. 123 medals to the country at International-level swimming competitions by around 120 swimmers. Over 70 medals to the Karnataka state in the National Games conducted at Poona, Bangalore, Manipur, Hyderabad and Guwahati. Three Olympic participants - Nisha Millet (2000), Rehan Poncha (2008). and Gagan Ullalmath (2012) Four Arjun Award winners - Nisha Millet, Abhijith J. Today, it provides training using scientific methods to more than 500 swimmers on a regular basis, and over 600 swimmers during the weekend programs. BAC conducts "Learn to Swim” camps during the summer (April and May) and winter (October) seasons to impart basic water safety skills to the children and adults. Over 3000 swimmers aged between 6 to 12 years are taught water safety skills during these camps every year. BAC believes in tapping talented children at young age through their school programs. The Centre is associated with schools in the Basavangudi area and teaches basic swimming skills. The Centre provides well-maintained and hygienically-clean pool to the general public. The swimming pools at the Centre have been acclaimed as the best maintained swimming pools in the country.

About We believe the future needs people-centred designers to make the world a better place. A brief history of Design Club 2021 2020 2019 2018 2017 2022 Slow start to the year after a pre-Christmas rise in Covid cases. With heavy (but hopeful) hearts, we made the decision to shift focus. Our new strategy is to create a curated directory of design tools for kids - products, projects and programmes that get kids doing design and design thinking. 2021 We're rebooting! Looking for Reboot Supporters to fund 2021/2022 activity. We've learned a lot from our first remote after school Design Club. And partnered with Multiverse and Future to reach new audiences, online and IRL. 2020 We started the year with new after school clubs in Coventry, Haslemere and Woking, and exciting plans for weekend clubs, but we had to hit pause due to Covid. We experimented with online delivery and invited parents to run design projects at home. Bright spots: Elsewhen ran a remote club and we got a bit of funding from Grant for the Web (which enabled us to think about how to reboot Design Club. 2019 We supported mentors to run 15 after school clubs, including the first Design Clubs outside London, in Blackpool and Dundee. You can Meet the mentors on our blog. Our weekend squad ran pop-up clubs at Science Museum, Kingston University and MozFest. Reached 500 children and had more than 800 people register an interest in mentoring. Started hosting peer-led Meetups and recognised our Super Mentors. Won funding from The Funding Network. And Growth Supporters helped us grow. 2018 We set up as a Community Interest Company in April. We're limited by guarantee, meaning all profits go back into growing Design Club. Founding supporters came on board. Reached more than 500 children through a mix of after school and weekend clubs. Ran our first mentor Meetups and got accepted as one of Makerversity's Makers with a Mission. Partnered with BMJ, WIRED and Token Dad to try new formats. 2017 We piloted our first after school Design Club. Reached over 150 children through a network of 50 volunteers. Partnered with Marvel and Moo to develop the learning experience. Partnered with CoderDojo and iOi to deliver weekend Design Clubs. Partnered with British Council to deliver Design Thinking mentor training. How Design Club is free We're a Community Interest Company limited by Guarantee This means we're a non-profit. Fox Wood Forest School was founded in April 2016 and registered as a not for profit company in November of the same year. The following aims are at the heart of what we do: to support both physical and mental wellbeing of all participants through time in nature, adventurous play and connection with others to encourage children and families to connect with nature through play and exploration, so that they might be the ones to protect it in future to create a haven for wildlife within our local community Meet the team - All of whom live locally in Roydon and Diss Ange - Director - Chair Forest school leader, teacher and mother of three. I am passionate about giving children the opportunity to learn through child led play. I taught for seven years mostly in Norfolk, I loved the buzz and excitement of working with children, but was frustrated by the constraints of the school curriculum, so after a break to have children I explored other avenues. Through Suffolk Wildlife Trust I discovered Forest School - I had finally found what I wanted to do! What I love most about Forest School is seeing children gain confidence, resilience and independence. Watching the look of determination on their faces as they persevere with something challenging and seeing their pride and smiles of joy when they succeed is really special. I hold a Level 3 qualification in Childhood Studies and I have worked with children and families for 16yrs+ in a variety of roles including; Nursery Nurse, Play Worker, SEN teaching assistant and Education Officer. I became a Level 3 Forest School Leader because it encompasses everything I’m passionate about, play and nature! Child led play is so important to help develop confidence, problem solving and resilience. Forest school promotes this with a connection to nature, encouraging learners to explore and be adventurous with freedom. Both my boys have benefitted hugely from forest school, improving their wellbeing and independence. I love to see them fully engaged in the natural world and confident to try new things, unplugged and free to play! The International Feng Shui Association (IFSA) of Singapore is pleased to announce the establishment of its UK Chapter in London on 20th October 2021. The IFSA is a non-profit organisation that was founded in Singapore on May 8th 2004 by a passionate community of Feng Shui masters, practitioner, academics, and other experts in Chinese metaphysics. Our team have built up twenty years’ experience as training providers. Firstly, under the umbrella of Henry Boot Training, they were taken over by Pearson’s in Practice then latterly Learning World. Throughout this time we have continued to support our learners and this is why we are able to carry forward with the continued provision we have delivered over the last two decades. As a training provider we have continued to provide our service within Glasgow, Lanarkshire, Dunbartonshire and Renfrewshire working with Young People and Adults, Inspiring them to know that no career is off limits because of their gender, race or background. we aim to help disadvantaged people to gain practical training to assist with their employment prospects supporting a more equal and diverse work force and bring greater collaboration with an inclusive work place. We do this by providing personal development, practical and Health & Safety training in the following areas: Joinery Paint & Decorating Brickwork Pathways Drainage Manual Handling Cable Avoidance Hard/Soft Landscaping Aluminium Towers Dry stone walling Completing CSCS certification Risk and COSHH assessment Power Tools As important, we provide support and encouragement for our learners. Many of our learners have not worked since leaving school or are non-attenders currently of school age. Self-esteem is often very low. By providing taster sessions within different areas of the building trade. This allows the learner to gain knowledge and the choice to concentrate within a particular field; they may ordinarily have not had the opportunity. We home in on their strengths and build on them. This leads in many cases gaining an apprenticeship, securing a college course or employment. Since our team were made redundant from Learning World in November 2012, we have made it our sole aim to keep the continuity we have successfully maintained over the years as training providers. We secured funding, from the Big Lottery, Young Start and Investing in Ideas. This has allowed us to buy equipment and resources to provide correct and current training for the learners within our centre. We managed to secure the premises with our Landlord before Leaning World closed their doors at the end of October 2012. This has provided us the start we need to carry forward our work within the East End of Glasgow and continue to build our relationships with other agencies, for example; Education Services; Activity Agreements Officers and Integrated Children’s Services, East End Regeneration, and more recently Forestry Commission Community Woodland Trust, to help provide a tangible Green Legacy, as well as the Youth Circus, as part of the Commonwealth Games. Our aim as a training provider is primarily based on passion not profit. Seeking to deliver a stepping stone for our learners who live within areas of high unemployment, deprivation, addiction and social exclusion. As well as, working with young people who have been excluded from school, and are being cared for away from the family home. Often this means we have to address the local gang culture, within Glasgow, South Lanarkshire and surrounding areas, as we bring together the Young People into training centre.
