ENCOUNTERS 2019 EDITION It has been a decade since Encounters became an Open House. This milestone has provoked much reflection. Why is Encounters important? What did we do? What are the characteristics of a successful Open House? The book Encountering Encounters tells how our Open House was created with the goal of sharing an artistic dream with the people that visit the Brighton Festival each year. Our intent was to bring exceptional artists from overseas to mingle with local artists and makers, thereby creating opportunities for encounters that would not otherwise occur. We sought to facilitate encounters through the appreciation of art, thereby forging new connections between people. Encounters’ mission is to make a distinctive contribution to a city that is imbued with a deep artistic culture. Encounters believes in the democratisation of art. Today, this can be realised in new ways. The art Industry is impacted by social and technological innovation, creating never-before-available opportunities. We strive to be a trend-setting pioneer in bringing innovation practices to enrich encounters between viewers, artists, galleries, institutions and collectors. We use unusual art settings and adopt an inclusive curatorial practice to promote social engagement. We recognise that institutions and galleries play a vital role in art appreciation but they can be distant and overwhelming. Encounters is committed to fight against a belief that the appreciation of art is an elitist pursuit confined to a privileged few. This vision, mission and values have enchanted many visitors. Encounters is the most consistently successful Open House in the 35-year history of the Artists Open House Movement, being the winner or in the top three of all open houses for five years in a row. More than 10.000 visitors have enjoyed a unique blend of local and international work. In all, 56 artists from 20 countries have shown a vast and eclectic range of artwork and curated art educational projects. Many of Encounters’ artists come from Latin America, where there is a vibrant, exciting and dynamic art scene. They have brought a new artistic life force to Hove and mingle with our talented local artists who gain from being part of an international show. Encounters has developed beyond the Brighton Festival. In 2015 a new venture, Encounters-on-the-Road, was launched to work with kindred spirits and co-create inclusive art experiences in different parts of the World. Encounters-on-the-Road has shown work from leading Latin American artists in an exhibition in Busan, Korea and, more recently other galleries in the UK and Europe.

The Giles Foreman Centre for Acting is a dynamic professional acting studio based in Soho, in the heart of London; together with GFCA International Centres in Europe and USA. We are the leading Centre for Character Analysis. We provide distinctive, enjoyably rigorous and person-centred training for aspiring individuals and professional actors – taught by some of the leading acting, movement, voice, analysis, improvisation and camera-technique coaches available. If you choose to come to GFCA, we provide many ways to participate; regular part-time acting classes; short intensive workshops; one-to-one coaching; and 2-, 3- and 4-term full-time courses. Since March 2020 we have also embraced a wider, global community through online training, particularly in Character Analysis, Movement Psychology and advanced scene-study with Giles Foreman. People new to acting can discover the skills through our beginners’ classes and workshops, progressing onward part-time; or take our Foundation Acting ATCL Diploma over 3 terms (Saturday, and evening route). Those who think they may be ready – you may have have previous acting or performing experience, have studied at University, or come via other routes – audition for our 4-term 16-month advanced intensive Acting Diploma (Post-Graduate equivalent-level). Ours is amongst the most affordable courses of its kind in the country, and yet it is built around intensive teaching by renowned coaches, with small class sizes designed to develop people as thoroughly as possible. It is vigorous, focussed, demanding; based on a huge tradition, producing actors with skills tailored for the modern film, TV and theatre industries. Pro weekend session Professional actors come to develop their skills through acting classes and workshops with top practitioners from all over the world – and to create projects in both film and theatre. Actors can use studio coaches and facilities to prepare for auditions, and to develop in-depth characters for film roles that they have already secured. Alongside actor-training, GFCA offers casting and coaching-services, and scriptwriting development to the film industry. Due to our location in Soho, centre of the UK media industries, GFCA also offers many opportunities to meet casting directors, directors and producers through regular events; plays, showcases, castings, play-readings and Industry events. The acting philosophy at the studio was developed from that of the original Drama Centre London under Christopher Fettes, Yat Malmgren and Reuven Adiv, who together trained some of the leading UK actors of recent years – from Sean Connery, Anthony Hopkins, Colin Firth, Pierce Brosnan, Simon Callow, Geraldine James, Frances de la Tour – to Helen McCrory, Anne Marie Duff, Paul Bettany, Tara Fitzgerald, Lambert Wilson, Michael Fassbender, Tom Hardy, Santiago Cabrera, Gwendoline Christie, Ryan Gage and John Simm, to name but a few. Christopher Fettes, founder of Drama Centre London, holds the title of tutor-emeritus for our studio. The teaching process utilises a system of methods within Realism. We are one of the very few centres in the world providing detailed training courses in the extraordinary Laban/Jungian technique of Character Analysis / Movement Psychology developed by Yat Malmgren, to develop people’s psychological understanding both of themselves and the characters they are playing. Our holistic acting education is influenced by Stanislavski, as well as the philosophy of Lee Strasberg, Uta Hagen, Stella Adler and Sanford Meisner, creating actors capable of sophisticated, transformative performance. The Centre has relationships with other similar organisations around the world and offers many exchange programmes. In 2015 we opened our sister centre, GFCA Paris, joining GFCA International bases in other cities such as New York & LA; GFCA Luxembourg, and GFCA Zürich We have substantial expertise in delivering Corporate training both in the UK and abroad. Our mission To provide accommodation and support that enables young people to step into a better future. Current offer We provide supported lodgings for young people (including care leavers, those at risk of homelessness, unaccompanied asylum seekers and young parents). These are nurturing places, in host homes, that include exceptional levels of wrap-around support (for hosts and young people) and are founded on a therapeutic approach that is based in research and understands trauma. We do this generally, though not exclusively, through hosts from local churches. Our history The roots of Concrete Rose Collective CIC can be traced back long before its establishment as a Community Interest Company in 2020 and in particular to 20 years of support for marginalised young people by our founder Mike Farrington (see ‘Our People’ for more details). Increasingly evident over this time was the need to proactively respond to two priority areas essential in enabling young people to thrive: Accommodation: The need to provide safe, loving, and professionally supported accommodation options particularly in the area of semi-independent living enabling young people to successfully navigate the transition from home (or care) to adulthood. Education: The need for educational provision that focusses on character and emotional intelligence and where a range of talents and aspirations can be expressed and nurtured. The name comes from a poem and an audio extract from the hip-hop artist Tupac Shakur. Elements of both are written below and eloquently capture the tremendous resilience and tenacity that many young people have already shown in overcoming traumatic starts to life that may include abuse, childhood trauma and community dysfunction. It also echoes the notion that such trauma inevitably creates hurt, scars and the odd prickly spike but that, with some key ingredients, the outcome can be something of striking beauty that defies the past, points to the future, and beautifies the world. Carrie has over 30 years’ experience in education - now Director of Curriculum for the Brooke Weston Trust and a visiting fellow for Ambition Institute delivering NPQ training, Carrie was at that time the Principal of Peckover Primary School in Wisbech; a school with 54% of pupils, originating from many parts of Europe, having English as an additional language. This was a challenge that she tackled with great enthusiasm and creativity! Our first step was to re-write the curriculum completely, ensuring children were exposed to high quality texts and a wide range of vocabulary. Our classroom environments immersed children in their learning and our mantra was ‘talk, talk and more talk’. We planned structured oral opportunities into all our lessons, using the excellent ‘Tower Hamlets, ‘progression in Language structures; we had continuous provision from Nursery through to year 2 centred on language rich environments and opportunities. However, we discovered that once our pupils had acquired enough English to let them read, write and converse fluently, the progress of some began to plateau. These could be pupils who weren’t speaking their first language much at home, or reading books in it. In some cases, pupils were starting to lose their first language altogether, making it harder to build and develop their English. We sent a set of BeeLingual UK dual-language books home with every EAL child, so they could read stories in their first language and in English with their parents We used our bilingual Teaching Assistants to lead daily first language discussion groups to develop a rich and challenging vocabulary We used colourful discussion mats to pre-teach pupils in first language and English, deploying them alongside stems based on Progression in Language Structures Our pastoral team used first language emotion cards to help pupils describe and explain their feelings We introduced a ‘no hands up’ policy to promote lively class discussion We taught the whole schools songs in first languages and English Using the resources we were developing at BeeLingual UK, we introduced a whole raft of strategies to cultivate a rich vocabulary in first language and subsequently in English.

Buy To Let & Social Housing  With previous buy-to-let experience in Australia, Arden was immediately drawn to this as a primary strategy. Today, Arden has an extensive buy to let portfolio in the UK that he has built in Northampton, Nottingham and Hull. He has a range of houses for family lets, rented to both working tenants and within the social housing sector, and flats serving the young professional market. Arden says, “I think buy to let is the foundation of any successful property portfolio and this part of my portfolio was what allowed me to first achieve financial freedom. I think every investor needs to learn the fundamentals of buy to let, even if they ultimately choose to focus on other strategies within their portfolio because there are so many simple but important lessons to learn around being a good landlord and managing tenants effectively that you get from understanding this core strategy.”  HMO & Rent To Rent                         HMO was a natural progression from initial Buy to Let purchases to “increase my cash flow and take advantage of market conditions in my target area at that time being Nottingham.” With an extensive HMO portfolio, his preference are a larger number of smaller HMOs i.e. 4-6 tenants rather than a smaller number of large HMOs, although he has experience of both. How can an investor make this strategy work for them? “I believe HMO provides an excellent income stream and if done correctly can be a very stable income stream as well. I think the key to a successful HMO is setting it up correctly from the outset to make it as attractive and user friendly for tenants, and identify potential cost centres or savings before tenants go in and empowering my lettings agents to put together the right tenant mix to create a harmonious environment.”  Distressed Property & Adding Value  Every property that Arden has purchased has been distressed to some degree, as he says “I believe this is the one true route to make money out of property.” He has applied the lessons he has learnt on smaller projects as he has moved on to larger more complex investment properties. It’s also given him the opportunity to work with distressed sellers which he regards as a core skill in a property investor’s arsenal. As Arden says, “With a distressed seller, you are a solution provider trying to create a win/win situation where you can offer a route for the seller to sell the property that removes their financial burden, while at the same time offering an opportunity for you as an investor to make a fair profit.”  Commercial to Residential & Development                         As his confidence has grown, so has Arden’s willingness to commit to more complicated projects and he has successfully adopted commercial to residential conversions as a strategy since 2013 primarily working with either disused retail or office space which is in abundance in the UK. It’s not hard to see the appeal, as Arden says, “I find that there is a huge opportunity for value uplift in this strategy as the closer you get to effectively a shell, the more opportunities you have to make money.’                     Portfolios                    There are a number of options for approaching the acquisition of a portfolio, whether it’s title splitting a block of flats, via a freehold/leasehold strategy, organising a share buyout of a property company, or structuring a staggered sale to maximise buyer and seller value and tax savings. Arden has experience dealing with the simple acquisition of a portfolio to the complex and sometimes challenging world of dealing with portfolios in trouble, direct to owners, via agents, liquidators or administrators.                     Complimentary businesses and deal structuring  Having an interest in a lettings agency, experience running a sourcing business/property consultancy for 7 years and working with multiple business partners has taught Arden the value of building business clusters to support each other and working with business partners and private investors to make business happen. ‘Property deals can come together from your own resources, time and effort, but as your ambitions grow and the opportunities get bigger, it’s important to think about how private finance and joint ventures can create profit for you and your partners. I’d rather have a cut of something than the whole of nothing.’  Mentorship & Training               For Arden, it’s an honour to be invited to mentor to share his knowledge with others which provides enormous, personal satisfaction. Even though he’s not naturally outgoing, Arden admits that “As a self-confessed property geek, if you ask me questions about property, I’m happy to talk for days.” He encourages his mentees to “Soak up as much as you can from people who have done it before and been successful. Soak up the knowledge for sure, but also the motivation and mindset.” He concludes, “I don't think there is any better way to start in property than to work side by side with someone who has been where you are starting from and has proved how to make it work.”  CHRIS CORMACK Chris Cormack is a property investor and business owner with a vast experience working with people to develop their property investments and business growth. Helping people to succeed has been a large part of his business focus over the last 16 years as a mentor, trainer and coach. His understanding of the industry through building his own portfolio across a range of strategies enables him to work with clients around their goals so they achieve whichever outcome they are looking for. Chris is recognised within the property industry and is member of the Property Educators Accreditation scheme and is CPD certified. From a standing start in November 2004 Chris built his property business across various strategies within the property industry. Property had a great appeal for 5 reasons: 1. Being his own boss  2. Recurring monthly income  3. Large lump sums of income 4. Long term capital growth 5. Opportunity to help others benefit from the same reasons 1-4. BUY TO LET & SOCIAL HOUSING  Chris believes "Buy To Lets are the foundation to any successful property portfolio because it's the quickest way to generate income while you learn the initial fundamentals of the business. Demand is high across the country for BTL which other strategies don't necessarily have. Within our portfolio we have a wide mix of tenants including families, couples, singles as well as fixed term guaranteed social housing contracts." Understanding the industry and our responsibilities is paramount and gives us the necessary grounding to progress income across other strategies. A number of his properties have been used as serviced accommodation through a commercial contract. These have resulted in guaranteed income, ensuring a hands off pain free outcome. HMO  Chris continues "For larger income, having HMOs brings considerable changes to your monthly bank account which was our natural progression. A major learning moving into HMOs was all the necessary fire requirements and additional management needs. These of course add costs which are not present with your BTL's. Having this knowledge prior to committing to this strategy is important along with a deep understanding of who will be your tenant market. Generally this is less flexibility so more targeted research initially is imperative to achieve your successful outcome. ADDING VALUE & FLIPS Lump sums of income is an area Chris has targeted when buying properties, modernising them and selling them. A key component to achieve these returns is looking to see where true value can be added, increasing value is paramount here. His view on this is that while it generates substantial income it also gives the opportunity to allow faster growth within his portfolio. Having addition capital to invest gives a wider deal choice and opportunities to structure deals. "Having greater tools while in front of a motivated seller allows you the facility to be more creative especially if you can offer a solution to their current situation." STRUCTURING SOLUTIONS  Over the years he has been able to structure deals which has helped the seller which in turn helped him dramatically reduce initial capital to acquire the property. "The key is to focusing on them, the seller and come to a win, win scenario." Achieving this has added numerous properties to the portfolio.  With a deal seeing what is really there gives Chris an edge. Where most people see a single outcome in a deal Chris likes to look for multiple outcomes across strategies. As his experience has developed the confidence has taken him into larger projects which can deliver multiple opportunities. Understanding the finance and tax implication can give additional advantages. Having bought a portfolio with land created multiple flip opportunities which resulted in the land cost him nothing, free land. Having free land gave him further choices around planning. Sell with planning or build out and sell with a decision based on whichever gives the greater return for time/money invested.
